What to know before you buy in Central Texas
School districts follow addresses, not city limits
Two homes a few streets apart can be in different school districts. We confirm the district for every home you consider.
Property taxes and the homestead exemption
Texas has no state income tax, so local property taxes do more of the work. Compare the total tax rate on each home, and file for a homestead exemption on your primary residence to lower your taxable value.
MUD and PID taxes in newer neighborhoods
Many new subdivisions sit in a Municipal Utility District (MUD) or Public Improvement District (PID) that adds to the tax bill. We show you the full rate before you make an offer.
Clay soil and foundations
Much of Central Texas has expansive clay soil that shrinks and swells with the weather. A thorough inspection, including the foundation, is worth every dollar.
Flood zones and insurance
Check FEMA flood maps and ask for an insurance quote early, especially near creeks and rivers. It can change your monthly payment.
Central Texas questions
What is Central Texas?
Central Texas is the middle of the state along the I-35 corridor, reaching west into the Texas Hill Country. The Walls Clark Group works mainly in Williamson, Travis and Bell counties, from the Hill Country to the communities around Fort Hood.
Is Central Texas a good place to buy a home?
For many buyers, yes. Central Texas combines a large job market, no state income tax and a wide range of homes, from new construction to Hill Country acreage. Property taxes are higher than in many states, so the Walls Clark Group factors them into every budget.
Does Texas have a state income tax?
No. Texas has no state personal income tax. Local governments rely more on property taxes, so compare the total tax rate on any home you consider, and file a homestead exemption on your primary residence to lower your taxable value.
What are MUD and PID taxes?
A Municipal Utility District (MUD) or Public Improvement District (PID) adds a tax or assessment to pay for roads, water and sewer in many newer Central Texas neighborhoods. It can noticeably raise the monthly payment, so we show you the full rate before you make an offer.
How do I find out which school district a home is in?
Check the specific address. In Central Texas, school district lines often don't follow city limits, so two nearby homes can be in different districts. The Walls Clark Group confirms the district for every home you consider.
Can I buy a home in Central Texas before I move here?
Yes. The Walls Clark Group does live video tours, coordinates inspections and appraisals, and arranges remote or mobile-notary closings, which is how many military and relocating families buy before they arrive.
Who can help me buy or sell a home in Central Texas?
The Walls Clark Group, mother-daughter Realtors® Gloria Walls and Maggie Clark of Coldwell Banker Realty, helps buyers, sellers and renters across Central Texas and was named the #2 Top Duo Team in Central Texas for 2025. Call Gloria at (512) 422-4598 or Maggie at (512) 850-9970.
